A lot of our Wasaga work starts with a conversion: taking a seasonal cottage and rebuilding it into a proper four season home. That means solid foundations on sandy soil, real insulation, heating that can handle January wind off the bay, and a layout that works for everyday life instead of two weeks in July. A WASAGA BEACH BUILD, START TO FINISH

This one started as a tired cottage near the beach and ended as a year round home: a full teardown and custom build with a window wall facing Georgian Bay, a glass railed deck off the main floor and a covered timber porch out front. The framing photo is in there on purpose. The stages nobody photographs are the ones that decide how a house handles January wind off the bay.

Can you convert my cottage into a year round home?

Usually, yes. The deciding factors are the foundation, the framing and the septic or sewer situation. Some cottages take a renovation well. Others cost more to fix than to replace. We’ll walk the property with you and give you a straight answer before you spend real money.

What’s different about building on sandy soil near the beach?

Foundations need more care and drainage matters more than people expect. None of it is exotic, it just needs to be planned instead of discovered halfway through the job. We design for the lot from day one.
